IB Personal housing loan: loan granted by IB to property buyers to purchase self-using properties ( ready property and property under construction).

[Rules of Loan]

Amount:

The amount of loan could be 80% of actual property purchase expenditures or estimated value recognized by IB.

Term:

The term may reach 30 years at most.

 Application requirements:

1. Chinese citizen with full capacity for civil conduct, where the sum of female application's age and loan term shall not exceed 60, and the sum of male application's age and loan term shall not exceed 65.

2. Applicants should have a good credit standing and should have the ability to pay the down payment and repay the loan and interest on schedule;

3. Applicants should own contract or agreement of property purchase;

4. Applicants should be able to provide guarantee acceptable by IB;

5. Applicants should open a personal settlement account at IB as the tool for disbursement and repayment of loan.

6. Applicants should meet other requirements specified by IB.

※ Second-hand housing loan

Second-hand housing loan: loan granted by IB to individual clients to purchase self-using second-hand housing (commodity housing).

[Rules of Loan]

Amount:

The amount of loan could be 60% of the estimated value recognized by IB

Term:

The loan term may reach 20 years for residential property , and 10 years for commercial property.

 Application requirements:

1. Applicants should have urban permanent residence certificate or valid certification of residence, aged below 55 years.

2. Applicants should have a good credit standing and should have the ability to repay the loan and interest on schedule;

1. Applicants should open personal settlement account and deposit at least 40% of down payment into such account.

4. Applicants should meet other requirements specified by IB.

※ Personal Housing Loan Plus (Minus) Mortgage

It is an additional service that when borrower's ability to repay declines (or strengthens), IB will extend (or shorten) loan term to reduce (or increase) installment payment.

 [Application requirements]

1) Applicants should be borrowers of IB personal housing mortgage loan;

2) Loan has not due yet;

3) Borrowers have no overdue interest, delinquencies or penalties;

4) The sum of original loan term and extended term does not exceed the longest term of such products. Meanwhile, the sum of male borrower's age and remaining term does not exceed 65, and the sum of female borrower's age and remaining term does not exceed 60;

5) When a new interest rate level is reached when the original loan term adds extended term (or reduces shortened term), the loan interest rate at the new level shall prevail. Interests charged before such adjustment will not be adjusted;

6) Borrowers have suitable ability to repay in line with new loan term;

7) When the property certificate of the housing purchased (collateral) has not been issued, a written consent of the guarantor must also be acquired.

※ Personal Housing Loan Transfer

An additional service in which borrowers and mortgagers (co-owner by mortgage) in the original loan contract shall be changed because the debt in original contract needs to be transferred.

 [Application requirements]

1) Applicants should be borrowers of IB personal housing mortgage loan;

2) Original borrowers and changed loan applicants shall bring applications at the same time with their ID card or valid identity certificates and debt transfer certificates;

3) Where the changed loan applicant is not one of the property owners of the housing purchased, the original borrower and changed loan applicant shall also conduct procedures to change the ownership of property.

4) Changed loan applicant must have suitable ability to repay in line with original loan contract;

5) Written consents of original co-owners and changed owners have been acquired;

6) Borrowers have no overdue interest, delinquencies or penalties;

7) When the property certificate of the housing purchased (collateral) has not been issued, a written consent of the guarantor must also be acquired.

※ Personal Housing Loan Mortgage Replacement

It contains two-tier services: 1) change co-owners of collateral, i.e. on the precondition that borrowers under original loan contract remain unchanged, an additional service provided by IB to alter relevant clauses of original mortgage contract due to increase or decrease of property owners to the housing (collateral) in the original mortgage contract; 2) change collateral, i.e. an additional service provided by IB to alter relevant clauses of original loan contract and mortgage contract due to the change of housing (collateral) in the original loan contract and mortgage contract.

 [Application requirements]

1) Applicants should be borrowers of IB personal housing mortgage loan;

2) Conditions to change co-owner of collateral;

1) Borrowers should provide reasons to change evidenced by relevant certificates (marriage certificate, birth certificate and etc);

2) Written consents of all co-owners and changed co-owners of original collateral should be acquired;

3) When the two certificates of original collateral have not been issued, a written consent of the guarantor to the original loan contract (developer or house-selling firm) must also be acquired.

3) Conditions to change collateral;

1) Borrowers shall submit application to change at relevant authorities with their ID cards or valid identity certificates. It requires developer's agreement to change housing or property purchase agreement between borrowers and developers on the new collateral, written mortgage agreement by co-owners of new collateral, and written agreements by developers to provide periodic guarantee for original loan before the two certificates of the new collateral are issued;

2) Borrowers have no overdue interest, delinquencies or penalties;

3) The changed collateral must be new property, and second hand property will not be allowed to be collateral after change;

4) The value of changed collateral should be equal or high than that of the original collateral; loan amount will have to be recalculated if it lowers than the original one.

※ Loan for Provident Fund

Loan for provident fund: a special housing loan granted to employees who have enjoyed housing provident fund to purchase, build, renovate and overhaul its own housing with provident fund as the source of capital. Self-owned housing includes commercial housing, affordable housing, private housing, collectively built housing, relocated housing and publicly-owned present housing.

[Service Features]

Low interest rate: about 2 percent lower than the interest rate of commercial banks of the same term.

Small amount: different provident fund management centers have different upper limits, usually 250,000 yuan.

Short term: different provident fund management centers have different loan term, generally no longer than 20 years.

locality: different provident fund management centers have their own limits and requirements on repayment.

 [Application requirements]

1. Applicants should have urban permanent residence certificate or valid certification of residence;

2. Applicants should have stable occupation and income;

3. Applicants should have a good credit standing and should have the ability to repay the loan and interest on schedule;

 [Application materials]

1. Legally valid ID card;

2. Savings card or account of housing provident fund, and borrower's name seal;

3. Legal and valid contracts or agreements to purchase, build, renovate and overhaul self housing, and related materials;

4. Payment certificate for down payment, or self-raised funds evidence for build, renovate or overhaul housing;

5. To use loan quota of the spouse, it requires spouse's deposit card of housing provident fund, ID card and copy, marriage certificate and other marriage relation evidence;

6. Other materials required by local provident fund management center and lending bank.

※ Housing Decoration Loan

IB housing decoration loan: loan granted by IB to individual clients to decorate personal housing.

Amount:

The amount may reach 70% of decoration budget, but no more than 500,000 RMB.

Term:

The term could be 5 years at longest.

 [Application requirements]

1. Applicants should have permanent residence certificate or acquire legal certification of residence where the lending bank locates, aged below 55 years;

2. Applicants should have a good credit standing and should have the ability to repay the loan and interest on schedule;

3. The personal housing to be decorated should locate at same place with the lending bank;

4. Applicants should have decoration budget from decoration companies;

5. Applicants should be able to provide guarantee acceptable by IB;

6. Applicants should meet other requirements specified by IB.

1. Chinese citizens, or Hong Kong, Macau and Taiwan residents or foreigners who have lived in PRC for at least 1 year consecutively;

2. Applicants shall have valid ID certificate, detailed address and full civil capacity. Meanwhile, the sum of male client's age and loan term shall not exceed 60, and the sum of female client's age and loan term shall not exceed 55;

3. Applicants should have a good credit standing and should have the ability to pay the down payment and repay the loan and interest on schedule;

4. Applicants should be able to provide guarantee acceptable by IB;

5. Applicants should open a personal settlement account at IB as the tool for disbursement and repayment of loan;

6. Applicants should meet other requirements specified by IB.

※ Carport Loan

IB carport loan: loan granted by IB to carport buyers to buy self-using carport/garage (ready garage and carport/garage under construction). Carport/garage purchased shall be developed by developers recognized by IB.

[Rules of Loan]

Amount:

1. To buy a garage, the down payment should be 40% of the total price at least, and the loan shall not exceed 60% of the total price or 300,000 yuan;

2. To buy a carport, the down payment should be 60% of the total price at least, and the loan shall not exceed 40% of the total price or 120,000 yuan;

Term:

The term shall not exceed 10 years.

 [Application requirements]

1. Chinese citizen with full capacity for civil conduct, where the sum of female application's age and loan term shall not exceed 55, and the sum of male application's age and loan term shall not exceed 60;

2. Applicants should have a good credit standing and high income and should have the ability to pay the down payment and repay the loan and interest on schedule;

3. Applicants shall be able to provide garage (carport) purchase contract or agreement;

4. Applicants should be able to provide guarantee acceptable by IB;

5. Applicants should open a personal settlement account at IB as the tool for disbursement and repayment of loan.

6. Applicants should meet other requirements specified by IB.

※ Travel Loan

IB travel loan: loan granted by IB to individual clients for travel consumption.

[Rules of Loan]

Amount:

The amount of travel loan shall not exceed 70% of total travel expenditure stipulated by travel agencies.

Term:

The term of travel loan shall not exceed 1 year.

Interest rate

he travel loan shall follow the benchmark loan interest rate for the corresponding term and the corresponding bracket as announced by the PBC and can float within the given scope.

Repayment:

1. Where the loan term is no more than one year (inclusive), the principal and interest shall be repaid on a lump-sum basis when the term of the loan ends. Alternatively, interest may be calculated monthly (or quarterly), and the principal and interest will be settled when the term of the loan ends.

2. Where the loan term is more than one year, equal repayment of principal (interest), equal repayment of principal and other method could be adopted.

 [Application requirements]

1. Natural person with full civil capacity;

2. Borrowers should have permanent residence certificate or acquire legal certification of residence where the lending bank is located;

3. Applicants shall have proper job with stable incomes, good credit standing and are able to repay principals and interests in time.

4. Applicants should be able to provide guarantee acceptable by IB;

5. Applicants should open a personal settlement account at IB;

6. Applicants should meet other requirements specified by IB.

 [Application materials]

1. Applicant should bring up written application with the lending bank by completing the Application and Approval Form for Personal Travel Loan;

2. Valid identity certificate, household registration booklet or other valid certificate of residence in original and copy;

3. Income certificates of current employer (pay slip, salary passbook or other valid certificates). Individual business owners can also provide recent tax certificates;

4. Guarantee materials;

5. Other materials to be provided as required by IB.

※ Automatic Loan Credit

It is a personal credit service that IB, based on client's reputation and repayment ability, grants certain line of credit to individual clients(credit receivers) to meet their consumption demand. Credit receivers use wealth management card as the settlement tool for the disbursement and repayment of loans. Where the own fund available in wealth management card is insufficient, credit receivers may reuse loan under line of credit automatically for credit-card consumption.

[Rules of Loan]

Amount:

The line of credit starts with RMB 5,000 yuan and is capped at 50,000 yuan. The line of credit to a single credit receiver generally is not more than 80% of its salaries and bonus in the previous year.

Term:

The period of credit usually is 1 year, and loan term under credit should be not longer than the expiry date of credit agreement.

 Application requirements:

1. Applicants should have stable incomes, good credit standing and the ability to repay the loan and interest.

2. Applicants should have permanent residence certificate or acquire legal certification of residence, aged below 60 years;

3. Applicants should open a wealth management card in our bank and use it as the settlement tool for the disbursement and repayment of loan.

4. Applicants should meet other requirements specified by IB.

※  Loan for Durable Consumer Goods of Large Value

It is a RMB loan that IB grants to individual clients for purchasing durable consumer goods of large value for themselves or their family.

Durable consumer goods of large value: family durable consumer goods priced at 3,000 yuan or above with over 2 years of service life, such as domestic appliances, computers, furniture, fitness equipment, sanitary ware and musical instrument (not including car or housing).

[Rules of Loan]

Amount:

The amount shall not exceed 70% to the price of goods purchased, capped at 50,000 yuan.

Term:

The term generally should not be longer than 2 years, and 3 years at longest (inclusive).

 Application requirements:

1. Natural person with full civil capacity aged 18 or above;

2. Borrowers should have permanent residence certificate or acquire legal certification of residence where the lending bank is located, and the sum of borrower's age and loan term shall not exceed 60;

3. Applicants should have stable incomes, good credit standing and the ability to repay the loan and interest.

4. Applicants can provide purchase contracts or agreements signed with dealers authorized by IB;

5. Applicants shall provide own fund equal to 30% or more of the total price or proof of down payment;

6. Applicants should open a wealth management card in our bank and use it as the settlement tool for the disbursement and repayment of loan.

7. Applicants should meet other requirements specified by IB.
